The 400+ acre Grassy Gulch Ranch is located near the community of Pontotoc in the Texas Hill Country approximately 21 miles north of Llano. The drive distance from west Austin is 90 miles (per MS Streets & Trips). Access to the ranch is convenient and only 1.5 miles off HY71. The city of Brady is less than 40 miles to the north, and Llano is 21 miles to the south both via HY71. Development in the area is good with the neighbor to the southwest being a 1000+ acre high fence ranch and the south neighbor being a recently constructed Austin stone home on approximately 100 acres. Other neighbors to the west are of typical rural ranch property (homes built in the ‘50s) and clean appearance. The property to the east and north is not developed, and is of native ranch look and feel. The ranch and the area maintain a good feel with further development likely due to the proximity to Llano, San Antonio, Horseshoe Bay and Austin.
The ranch is approximately ½ native Texas Hill Country in appearance and ½ improved grasses (coastal, Klein and Love grass) in open fields. Two elevation changes on the ranch provide for spectacular views of the ranch and the surrounding Hill Country. Grassy Gulch traverses the ranch from the northeast to the southwest. A really nice ‘building envelope’ exists near the northwest central area of the ranch, and this is where the ‘new ranch entrance’ would be constructed.
