How the Process Works
myRanchsite interviews each person and determines with the individual and their family their own unique description for ‘Their Ranch’. A group of individuals with common interest is identified and formed with the specific intent of acquiring, managing and enjoying ‘Their Ranch’. Partner groups may be formed along the following categories:
- A managed game ranch with hunting of whitetail deer and/or exotic wildlife. Modest lodging accommodation to support the limited partners during hunting season is in place or can be constructed. LMD Level 3 management of the wildlife is put in place to enable extended hunting seasons. Income to offset some expenses is derived from the sale of ‘packaged hunts’ to the public. Limited Partners have early access to hunting and the purchase of ‘group hunts’ in support of their friends and clients.
- A recreational ranch with general use to support multiple interests. The Ranch may run a small herd of cattle or other livestock (a ranch should have a calving season and the opportunity for children to see and pet the calves). The activities of the ranch center on general ranching and recreational use, where hunting for fee is secondary. The water resources of The Ranch are developed to their full extent. Haying and cattle operations may exist as another source of income.
- An equestrian ranch for pure horse lovers. The barns and stables are of nice quality, and separate pastures for boarding of your horses are available. For fairness, everyone has equal opportunity to either board their horses for a nominal fee or have access to horses for a day lease. Overnight accommodations exist for families to enjoy extended stays on The Ranch.
- The development ranch for a more investment minded limited partner. This limited partner team desires to invest in a ranch to realize a financial gain over a defined set of ranch enhancements and time frame. The Ranch is likely to be acquired and sold within five to seven years.
- The income ranch for a limited partner group that desires a near term focus on the cash flow of the ranch. Likely rare in occurrence, from time to time an opportunity may exist to acquire a ranch that has near term “cash flow”. The Ranch may be operated to maximize the cash flow generation of The Ranch and have more limited use by the limited partner owners.
